I have been a shareholder since HSH days.Besides valuation of property worth,there is also the critical element of management being upfront and cordial with shareholders esp during AGM.Study the huge diff in renumeration package of top execs and you think that only 1 person is working!Try raising tough issues at our AGM and come to your own conclusion.Attend companies' AGM like Pan U and you will see the difference in how patient they are with shareholders of all levels and they are trading at almost 2x book.Their AGM are almost always full house despite holding it in Jurong and every table has a management rep/director to answer questions.Just my perception.

The main reasons are dvds and I want to see how the property development pan out, but there is no compelling evidence to buy at this price.I think that the Aussie property market is gathering bubbles like all hot markets (London,china) and eventually it must burst.They can't be making revaluation gains every year.I loaded up when it was about 23 cts collecting dvd yield about 9%.Earnings this season in S$ will be impacted by the drop in A$ and I wait to see how/whether they can sustain the dvd payout.Just my opinion,good luck

I agree we need to stop dissing each other here over their investment. Like some forumers highlighted that we are not bomohs and that is certainly true otherwise there would be no need for the existence of forums such as vb. whether a counter is a value trap/ dud/ superstar / outperformed is totally subjective to each individual's own formulation of perception. We have cases of "value trap" turning into decent performers (haw par) or "duds"(olam) which also ended up having a nice rally or in the case of "superstars" such as (boustead/hourglass) which ended up with mediocre share performance. (Again this is subjected to the time periods per se which is again subjective to the investor , anyway you get the drift.)

At the end of the day your money your call. Mods please consider closing this thread as it is rather pointless since it only serves the purpose of celebrating the ego of men.

Actually what is ''value trap'' ? UIC also value trapped for more than 20 years since the day John GoKongwai ( JG summit ) bought it.
