The XIRR gives CAGR (Compounded Annual Growth Rate). CAGR of about 12%, means double the initial investment in 6 years.

My XIRR for 2013 alone is 14.3%, CAGR is 45%. Not too bad for a weak year...Smile

Somehow, I have a feeling I am using the excel template wrongly.....Sad

You can troubleshoot with approach of one step at a time.

First starts with portfolio value at the start and end, XIRR return should tally with the % increment.

Next add in the dividends, the XIRR return should tally

Then add in the sale/buy transaction.

Hope it will help.

Thanks CityFarmer.

I followed your steps and re-entered all the figures. And since I am already doing it, might as well start from the beginning of my investing journey in 2010. Took me quite a while to enter all the data.

XIRR return of my portfolio from 2010 to 2013 (4-year period) is 12.2%. Big Grin

12.2% is really good results over 4 years, I think that probably beat the index~ (STI i think was about 10% over the last 4 years? not sure)

Btw DW which were your top performers? any thoughts?

My Portfoilo was up approx. 38% this year.

Top performer was Superbowl which I had accumulated at an avg price of 0.487 (inclusive of brokerage fees) in Feb/Mar 2013, sold off at 0.735.

Another performer was Foreland Fabric (a remnant of my past mistakes), sold off at 0.049, bought 0.037

I think this is a good thread for reflection.
For me portfolio return for the year is in the 17% range.
CAGR over the last 2.5 years (since I started keeping proper records) is 13+%.
I think it's important to keep proper records so the above mentioned thread on calculating XIRR is a godsend.
Last two years have been good, will next year be the same or will we see a 2011?
Only time will tell.

with so many people performing so well, it will be hard to see property crash

You are looking at a small sample size. Try sampling people in the classes below:
- Folks who bought late into the REIT rally and got blindsided by Helicopter Ben in late May.
- Instititutional/retail investors and brokerages who got burnt in the penny stock saga.
- People who are holding gold.

And finally, TS and the first few responders have set the 'standard' and make the anchoring bias hard to go away. People like me, who are not exposed to S&P500/DJIA or have out-performing small/med cap stocks in the portfolio, are too embarrassed to respond... Big Grin

From 17/01/2013 to 30/12/2013 my XIRR return was 11.03%.

Did some-one says about property crash?

Choy, choy, choy... many people are holding on to at least one property...
