It will be interesting to see the pricing for Juniper Hill by Allgreen, when the Juniper Hill showflat opens for sale.  Considering that Allgreen has already priced the 99 year leasehold Fourth Avenue Residences at around $2,200 to $2,300 PSF.  Based on its break-even cost of around $2,400 to 2,500 PSF for Juniper Hill, Allgreen could be aiming to price at around $2,800 PSF.

I doubt they can go higher than that.  Given that 8 St Thomas at River Valley just behind Orchard Road, is around $,2800 to $3,000 PSF.  And especially since Wilshire Residences at Farrer Road close to Holland Road and within a short drive to Orchard Road, is only asking around $,2500 PSF as well.  So Juniper Hill @ Bukit Timah, if it wishes to find buyers, will have to set a more realistic pricing level.
