According to HSBC, Manchester, Kingston Upon Hull and Blackpool are the best place in UK to invest right now due to affordable property price and strong rental demand.
For London, the average property price has reach £500,000 and the rental yield in the central London has dropped to below 3% per annum.
The highest rental yield in London is in the East, Newham borough to be specific.

Kingston Upon Hull used to be the UK's No.1 Fishing Port until Iceland claimed its 200 mile economic zone for its own fishing fleets. Hull has not been successful in attracting new industries to replace fishing and city's population shows little growth and its property values are low compared to many other cities .

Blackpool used to be the holiday capital of Northern England about 60 Years ago when the cotton and woolen industry was still alive. Nowadays most UK residents choose to take cheap flights to Spain and Greece for their summer holidays . Blackpool has lost its holiday attractions. It still has the annual ballroom dancing competition in May and illuminations in September but these do not help the BTL rental business.

High rental yield also comes with longer waiting time to find a tenant so better to avoid Hull and Blackpool and Newham which is one of the poorest areas in east London.
