Lentor Modern is located near Lentor Drive and Yio Chu Kang Road in Singapore's North Region. It will be built into a mixed-use development with roughly 605 residential units and 86,100 square feet of commercial space, with a site area of 185,139 square feet. It is located near the Ang Mo Kio, Yio Chu Kang, and Thomson areas.

GuocoLand is planning to build Lentor Modern, a 99-year leasehold mixed-use project. The Lentor Central land parcel, located in the new Lentor Hills neighborhood, has been designated for residential use with an 8,000 sqm commercial retail space on the ground floor.

GuocoLand has been awarded the tender for the development of Lentor Modern by the Urban Redevelopment Authority (URA). This follows the developer's highest bid of S$784.1 million, which translates to S$1,204 per square foot per year or $12,964.83 square meters of GFA.

Lentor Modern is part of the new Lentor Hills Estate and is located in Lentor Modern. It is located between Yio Chu Kang Road and Lentor Drive in Ang Mo Kio, District 20, Singapore's primarily residential region. The site has a total land area of 17,279.9 square meters and a maximum GFA of 60,480 square meters.

In a competitive offer with nine other bidders, GuocoLand made the bid through its subsidiary GLL D. The company is a subsidiary of the Malaysian Hong Leong Group, which is owned by Malaysian entrepreneur Quek Leng Chan. TID Residential, Hong Realty, and Intrepid Investment teamed up to submit the second-highest bid of $750 million, which was 4.5 percent lower than the winning price.

The location is directly across from the proposed Lentor MRT station on the Thomson-East Coast Line. The new complexes are in a fantastic location, adjacent to a variety of amenities such as schools, parks, malls, and improved transportation links. Anderson Primary School, CHIJ St Nicholas Girls' School, Catholic High School, Raffles Institution, Presbyterian High School, and Anderson Serangoon Junior College are among these schools, as are tertiary institutions and international schools like Nanyang Polytechnic and the French International School.
