Bursa property companies – are we at the end of the tunnel?

The Malaysian property sector has been soft for many years and this has affected the performance of many Bursa property companies. Are we seeing light at the end of the tunnel?

One indicator to gauge how well housing developers are doing is the residential starts. The chart below shows the trend of the residential starts for Malaysia.

You can see that while the residential starts had been declining since 2014, we seem to have reached the bottom in 2020. The 2023 residential starts will likely continue with the past 2 years uptrend. The unknown is whether the 2024 level will match that of 2014.

But for those of you investing in the property companies, this should give you hope that we are near the end of the tunnel.

If nothing else the chart indicates that the peak-to-peak duration of the cycle is at least 6 years if not more.
