Yes, SMRT will need to pay rent for the lease. I did not take into account of that and i will revise my estimate once details of the rent is provided.
It's not really a fair comparison. First, there own the place n dont have to pay lease. Second, there are huge human traffic there everyday. Lots of people stay there. Nobody stays near sports hub. People will be there when there are events. Look at the flyers.. Or esplanades. Wonder how these shops survive.
look no further - Singapore Indoor Stadium. Very niche crowd. Weekend crowd.
Sportshub folks are betting events driving traffic. And hopefully selling overpriced stuff (like popcorn in cinemas). I guess.
