This plot of land is right beside High Park Residences, which Chip Eng Seng got for only $438/448 psf. Two years later, Sing holdings/ Wee Hur pays $517 psf for a plot half the size (larger plots like the CES one which is double in size has cheaper construction/marketing cost with scale).

the area was untested when the chip eng seng consortium bidded for it and they rightfully earned fatter margins.

517psf and with china construction/allgreen close by shows that this is the new price required to secure such a plot.  10 of the 14 bidders bidded above 452psf compared to 448psf which was the highest price chip eng seng paid.
