Considering the fact that of the 5 assets, only 2 defaulted and it came after >5years, I would think it is more in the ordinary course of events than anything else. This Jap acquisition is relatively small and "diversified" across 3 operators and 3 geographies with a total of 5 assets. On hindsight, someone could also argue that "our prudent diversification" worked

In all, I think this is much better than let's say the 2 DC REITs having their master lessee and a major customer comprising >20% of rental going bust just within a few years after the transaction.
